This is far and away the most common window repair I do around Byron Bay and Lennox Head. Aluminium sliding windows are everywhere in Northern Rivers homes, and they cop it from the salt air.
What happens is the tracks fill up with grit, sand and salt residue. The rollers underneath the window sash corrode and seize up. The aluminium frames themselves start to oxidise and get that chalky white look. Before you know it, you need two hands and a good shove to get the window open.
How I fix it:
Timber window frames in Byron Bay, Bangalow and Suffolk Park have a hard life. The combination of rain, humidity and the occasional storm means moisture gets into the timber and rot takes hold.
The worst spots are always the bottom rail of the frame and the window sill - anywhere water can sit and soak in. I often see rot starting around where the glass meets the putty as well, especially on older windows where the putty has dried out and cracked.

By far the most common window type in Byron Bay and Northern Rivers homes. These are the workhorses of Australian housing - reliable, affordable and easy to use when they're working properly.

Check your weatherstrips and seals - if they're hard and cracked, they're not doing their job anymore. Make sure all your windows open freely in case you need ventilation during power outages. This is also the busiest time for sliding door repairs as people use their outdoor areas more.
Before the storms hit, make sure all your windows close and lock properly. Check that weep holes in aluminium frames are clear so water can drain.
