It's one of those jobs that seems simple until you try to do it yourself and realise the door still doesn't close, or now it's got a gap at the top big enough for a possum to squeeze through.
The reality is that doors in our part of the world cop an absolute hiding from the weather. This is the number one door problem in Byron Bay, hands down. Our subtropical humidity means timber doors absorb moisture from the air and swell up, especially during the wet season from December through March.
You'll notice it most with your front door and bathroom doors. One day the door closes fine, the next day it's jamming in the frame and you're shouldering it shut. The issue is worse on the hinge side where moisture gets trapped between the door and the frame.
What I do: I assess whether it's a seasonal issue or a long-term problem. Sometimes planing the edge and sealing the timber properly is all you need. Other times we need to look at ventilation or drainage issues that are keeping moisture levels too high around the door.
Sticking doors aren't always about swelling timber. In Byron Bay, I often find that the house itself has shifted slightly - especially older timber-framed homes on stumps. When the frame goes out of square even a few millimetres, your door starts binding.
I also see a lot of doors that have been painted too many times without anyone stripping back the old coats first. After five or six layers of paint, that builds up enough thickness to make the door stick in the frame.
Warped frames are common in Byron Bay because of the constant cycle of wet and dry conditions. Timber frames expand and contract repeatedly, and over time they can develop a permanent warp or twist.
The tricky part is working out whether it's the frame that's warped or the door. Sometimes it's both, and you need to address them together. I've seen plenty of homeowners replace a door only to find the new one doesn't fit properly either because the real problem was always the frame.
Signs your frame is warped: Uneven gaps around the door, the door contacts the frame at one point but has a gap at another, or the frame visibly bows when you look down its length.
Frame rot is a serious issue in Byron Bay and one you don't want to ignore. Once rot starts in a door frame, it spreads fast in our humid conditions. I often find that what looks like a small patch of soft timber on the surface actually goes much deeper into the frame.
The most common spots for rot are the bottom of the frame where water pools, around the threshold, and anywhere paint has cracked or peeled and let moisture in. Exterior door frames in Bangalow and Suffolk Park are especially prone because of the direct weather exposure.
If you can push a screwdriver into the timber and it goes in easily, that's rot and it needs addressing before it spreads to the wall framing. I use H4 treated timber for all frame repairs in coastal areas so the fix lasts.
If you live close to the beach in Byron Bay, Suffolk Park or Brunswick Heads, you'll know how quickly the salt air chews through metal. Door hinges, handles, locks and strike plates all corrode faster in our coastal environment.
Corroded hinges cause doors to sag and bind. Corroded locks become stiff and eventually seize up. I've seen front doors in Suffolk Park where the hinges were so corroded the screws had basically turned to rust and the door was barely hanging on.

After a big storm, it's worth checking all your exterior doors for damage even if they seem fine at first glance. Different doors face different challenges - I handle both
Your exterior doors are the front line against our coastal weather. Front doors, back doors, laundry doors and garage entry doors all take direct punishment from rain, sun, salt air and humidity. The most common exterior door repairs I do around Byron Bay include fixing swollen doors that won't latch, replacing rotten frame sections at the bottom where water sits, re-hanging doors that have dropped on their hinges, and replacing perished weatherstrips that let drafts and rain in.

Interior doors have it a bit easier since they're not directly exposed to the weather, but they still develop problems - especially in Byron Bay's humidity. Bathroom doors and laundry doors are the worst offenders because of the moisture in those rooms. I regularly fix interior doors that stick seasonally, doors where the latch no longer catches the strike plate because the house has shifted, hollow-core doors that have been damaged, and doors with worn-out hinges that squeak or sag.

French doors are everywhere in Byron Bay. They look brilliant when they're working properly, opening up your living space to the outside. But when they go wrong, they really go wrong.

French doors need all their components working in harmony. If one panel drops even slightly, the whole system stops functioning properly. I adjust and realign the complete door set rather than just bodging one bit.
Bifold doors are fantastic for opening up rooms but the track and roller systems take a hammering, especially with our coastal sand and dust getting into the mechanism.

In Byron Bay's climate, weatherstrips perish faster than the manufacturers claim. The UV breaks them down and they lose their flexibility, crack, and stop sealing properly. I replace weatherstrips on all types of doors including hinged doors, sliding doors, French doors and bifolds. Replacing weatherstrips is one of those jobs that takes me about 30-60 minutes per door but immediately improves your comfort. If you've got air conditioning, proper seals will save you money on your power bills too. It's one of the most cost-effective home improvements you can make, and a lot of people in Bangalow and Mullumbimby are surprised how much difference it makes to their older homes.
I also fit draft excluders and threshold seals for doors where the bottom gap has become too large from the threshold settling or the door being trimmed too short. These are particularly useful for exterior doors that face the prevailing weather.
