Got a Door That Won't Close Properly?

If you're living in Byron Bay, Bangalow, Suffolk Park or anywhere along the Northern Rivers coast, you'll know exactly what I'm talking about.

I'm Dan from GoodHands Handyman, and I reckon I fix more sticking doors around Byron Bay than just about anything else. It's one of those jobs that seems simple until you try to do it yourself and realise the door still doesn't close, or now it's got a gap at the top big enough for a possum to squeeze through.

The reality is that doors in our part of the world cop an absolute hiding from the weather. Between the humidity, the salt air, the big storms that blow through, and the intense UV, timber doors and door frames around Byron Bay take more punishment than just about anywhere else in Australia. It's not a matter of if your doors will need repairs - it's when.

I've been repairing doors across Byron Bay, Bangalow, Suffolk Park, Brunswick Heads and Mullumbimby for years now, and I've seen pretty much every door problem you can imagine. From simple sticking doors that just need a quick plane, right through to completely rotten frames that need to be pulled out and replaced with treated timber.

The good news is that most door problems can be fixed without replacing the entire door. And even when you do need a new frame or some serious timber work, it's usually a lot more affordable than people expect. I always give honest advice about whether it's worth repairing or replacing - no point wasting your money on a band-aid fix when the problem's going to come back in six months.

I also handle related work like fly screen repairs, rotten timber repairs, and door lock replacement - so if your door's got multiple issues, I can sort the lot in one visit.

Common Door Problems in Coastal Byron Bay

Our climate creates some very specific issues that you don't get in other parts of Australia

Swelling Timber Doors from Humidity

This is the number one door problem in Byron Bay, hands down. Our subtropical humidity means timber doors absorb moisture from the air and swell up, especially during the wet season from December through March.

You'll notice it most with your front door and bathroom doors. One day the door closes fine, the next day it's jamming in the frame and you're shouldering it shut. The issue is worse on the hinge side where moisture gets trapped between the door and the frame.

What I do: I assess whether it's a seasonal issue or a long-term problem. Sometimes planing the edge and sealing the timber properly is all you need. Other times we need to look at ventilation or drainage issues that are keeping moisture levels too high around the door.

Sticking Doors and Binding Frames

Sticking doors aren't always about swelling timber. In Byron Bay, I often find that the house itself has shifted slightly - especially older timber-framed homes on stumps. When the frame goes out of square even a few millimetres, your door starts binding.

I also see a lot of doors that have been painted too many times without anyone stripping back the old coats first. After five or six layers of paint, that builds up enough thickness to make the door stick in the frame.

  • Door binding at the top or bottom
  • Door rubbing on the floor or carpet
  • Latch not lining up with the strike plate
  • Door that needs to be slammed to close
  • Gaps appearing on one side while the other side sticks

Warped Door Frames

Warped frames are common in Byron Bay because of the constant cycle of wet and dry conditions. Timber frames expand and contract repeatedly, and over time they can develop a permanent warp or twist.

The tricky part is working out whether it's the frame that's warped or the door. Sometimes it's both, and you need to address them together. I've seen plenty of homeowners replace a door only to find the new one doesn't fit properly either because the real problem was always the frame.

Signs your frame is warped: Uneven gaps around the door, the door contacts the frame at one point but has a gap at another, or the frame visibly bows when you look down its length.

Rotten Door Frames

Frame rot is a serious issue in Byron Bay and one you don't want to ignore. Once rot starts in a door frame, it spreads fast in our humid conditions. I often find that what looks like a small patch of soft timber on the surface actually goes much deeper into the frame.

The most common spots for rot are the bottom of the frame where water pools, around the threshold, and anywhere paint has cracked or peeled and let moisture in. Exterior door frames in Bangalow and Suffolk Park are especially prone because of the direct weather exposure.

If you can push a screwdriver into the timber and it goes in easily, that's rot and it needs addressing before it spreads to the wall framing. I use H4 treated timber for all frame repairs in coastal areas so the fix lasts.

Salt Air Corroding Hinges and Hardware

If you live close to the beach in Byron Bay, Suffolk Park or Brunswick Heads, you'll know how quickly the salt air chews through metal. Door hinges, handles, locks and strike plates all corrode faster in our coastal environment.

Corroded hinges cause doors to sag and bind. Corroded locks become stiff and eventually seize up. I've seen front doors in Suffolk Park where the hinges were so corroded the screws had basically turned to rust and the door was barely hanging on.

  • Stiff or squeaky hinges from corrosion
  • Sagging doors from weakened hinge screws
  • Locks that are stiff or won't turn
  • Handles with visible rust or pitting
  • Strike plates that have corroded and no longer align

Storm Damage to Doors

Byron Bay gets some serious storms, especially during cyclone season. High winds can warp door frames, blow doors off hinges, damage seals, and drive rain into places it shouldn't be. I've seen exterior doors in Mullumbimby that were literally blown inward and split the frame.

After a big storm, it's worth checking all your exterior doors for damage even if they seem fine at first glance. Water that's been forced under or around the door can cause rot that doesn't show up for weeks or months. If you need urgent help after storm damage, I offer emergency door repair services across the Northern Rivers.

Interior vs Exterior Door Repairs

Different doors face different challenges - I handle both

Exterior Door Repairs in Byron Bay

Your exterior doors are the front line against our coastal weather. Front doors, back doors, laundry doors and garage entry doors all take direct punishment from rain, sun, salt air and humidity. The most common exterior door repairs I do around Byron Bay include fixing swollen doors that won't latch, replacing rotten frame sections at the bottom where water sits, re-hanging doors that have dropped on their hinges, and replacing perished weatherstrips that let drafts and rain in.

For homes in exposed locations like beachside Suffolk Park or the hills around Bangalow where wind exposure is high, I always recommend marine-grade hardware and proper timber sealing. It costs a bit more upfront but saves you from dealing with the same problems again in two years.

Interior Door Repairs

Interior doors have it a bit easier since they're not directly exposed to the weather, but they still develop problems - especially in Byron Bay's humidity. Bathroom doors and laundry doors are the worst offenders because of the moisture in those rooms. I regularly fix interior doors that stick seasonally, doors where the latch no longer catches the strike plate because the house has shifted, hollow-core doors that have been damaged, and doors with worn-out hinges that squeak or sag.

Interior door repairs are usually quicker and more affordable than exterior work. Most can be sorted in under an hour once I'm on site, and I always aim to match the existing finish so you can't tell the door's been worked on.

French Door and Bifold Door Repairs

Multi-panel doors are popular in Byron Bay homes but they come with their own set of headaches

French Door Problems

French doors are everywhere in Byron Bay. They look brilliant when they're working properly, opening up your living space to the outside. But when they go wrong, they really go wrong.

Common French door issues I fix:

  • Doors that no longer meet properly in the middle
  • Misaligned astragal bars letting in drafts and rain
  • Warped panels from humidity causing gaps
  • Worn or corroded multi-point locking mechanisms
  • Cracked or broken glass panes
  • Bottom rails rotting from water exposure

French doors need all their components working in harmony. If one panel drops even slightly, the whole system stops functioning properly. I adjust and realign the complete door set rather than just bodging one bit.

Bifold Door Repairs

Bifold doors are fantastic for opening up rooms but the track and roller systems take a hammering, especially with our coastal sand and dust getting into the mechanism.

Bifold issues I sort out regularly:

  • Doors jumping off the track
  • Stiff or seized rollers from sand and corrosion
  • Panels that won't fold properly
  • Track damage or misalignment
  • Pivot hardware wearing out
  • Timber panels warping in humidity

The key with bifolds is keeping the tracks clean and the rollers lubricated. I can show you a simple maintenance routine that'll keep them running smoothly between services. It takes five minutes and saves you a lot of hassle.

Screen Door Repairs in Byron Bay

Keep the breeze in and the bugs out

Screen doors are essential in Byron Bay - we use them constantly to get airflow through the house while keeping the mozzies and flies out. But all that use means they wear out faster than any other door in your home. I fix all types of screen door problems including torn mesh, doors that won't slide properly, broken hinges, damaged frames and security screen issues.

If your screen doors need more extensive work, check out my dedicated fly screen repairs page for a full rundown of what I can do. I carry a range of mesh types including standard fibreglass, pet-resistant mesh and heavy-duty security mesh so I can usually repair or re-mesh screen doors on site.

Sliding screen doors are the most common type I work on around Byron Bay. The tracks fill up with sand and dirt, the rollers corrode from salt air, and kids and pets aren't exactly gentle with them. If your sliding screen door is grinding, jumping off its track, or the mesh has more holes than a colander, give me a call and I'll sort it out.

Door Weatherstrip Replacement

Small fix, big difference to your comfort and energy bills

Weatherstrips might not sound exciting, but they make a massive difference to how your home feels. If you can see daylight around your closed door, feel drafts coming through, hear more road noise than you used to, or notice rain getting driven under the door during storms, your weatherstrips are probably shot.

In Byron Bay's climate, weatherstrips perish faster than the manufacturers claim. The UV breaks them down and they lose their flexibility, crack, and stop sealing properly. I replace weatherstrips on all types of doors including hinged doors, sliding doors, French doors and bifolds. I use quality products that are rated for UV and coastal conditions so they actually last.

Replacing weatherstrips is one of those jobs that takes me about 30-60 minutes per door but immediately improves your comfort. If you've got air conditioning, proper seals will save you money on your power bills too. It's one of the most cost-effective home improvements you can make, and a lot of people in Bangalow and Mullumbimby are surprised how much difference it makes to their older homes.

I also fit draft excluders and threshold seals for doors where the bottom gap has become too large from the threshold settling or the door being trimmed too short. These are particularly useful for exterior doors that face the prevailing weather.

Door Repairs for Rental Properties

Fast, reliable service for property managers and landlords

I work with a lot of property managers and landlords across Byron Bay, Bangalow, Suffolk Park and Mullumbimby. Rental properties have their own set of challenges when it comes to door repairs. Tenants report problems that need fixing within reasonable timeframes, especially security-related issues like front doors that don't lock properly or screen doors that don't close.

For rental properties, I understand the need for quick turnaround, clear communication with both property managers and tenants, and proper documentation. I provide itemised invoices, before-and-after photos when needed, and I can coordinate directly with tenants for access so you don't have to play middleman.

Common rental property door repairs I handle include:

  • Front and back doors that don't close or lock properly
  • Damaged doors between tenancies
  • Lock changes when new tenants move in
  • Screen door repairs and replacement
  • Weatherstrip replacement to maintain energy efficiency
  • Adjusting sticking doors after seasonal changes
