Flood damage, older homes, security doors, commercial properties - all door problems sorted
From flood-damaged frames to century-old doors in heritage homes, I've seen and fixed the lot.
I'm Dan from GoodHands Handyman, and I service the Ballina, Lismore, Alstonville, Lennox Head and Wollongbar areas for all types of door repairs. If you've got a door that sticks, won't lock, has been damaged by flooding, or just doesn't work like it should, I can sort it out.
The Ballina-Lismore area has some unique challenges when it comes to doors. We've had the floods, which caused massive damage to doors and frames in thousands of homes. We've got a lot of older homes with non-standard door sizes that make repairs trickier than they should be. And we've got the same coastal humidity issues as the rest of the Northern Rivers that cause timber doors to swell and stick.
I've been doing door repairs across this region for years, and I've built up a solid understanding of the specific problems that affect homes in Ballina, Lismore and the surrounding towns. Whether it's a straightforward sticking door in Alstonville or a full frame replacement in a flood-affected home in Lismore, I approach every job with the same attention to detail.
I also handle related work like fly screen repairs, lock replacement, and rotten timber repairs - so if your door's got multiple issues, I can address everything in one visit and save you the hassle of booking multiple tradies.
The Northern Rivers floods left a lasting impact on homes across Ballina and Lismore
Floodwater doesn't just wet your door frames - it saturates them deep into the timber. Even after the water recedes and the surface dries out, moisture can remain trapped inside the timber for months. This causes frames to swell, warp, and eventually lose their shape permanently.
In Lismore especially, I've worked on dozens of homes where the door frames swelled so badly after the floods that doors couldn't close at all. Some frames dried out and went back to roughly their original shape, but many developed permanent distortion that needs professional repair.
What I do: I assess whether the frame can be planed or shimmed back to working condition, or whether sections need to be cut out and replaced with properly treated timber. Every situation is different, and I'll always give you the most cost-effective solution.
Solid timber doors can sometimes be salvaged after flood exposure, but hollow-core doors are almost always ruined. The water gets inside the door through the bottom edge and the internal structure breaks down - the door becomes heavy, warped, and often starts to delaminate or bubble on the surface.
For solid timber doors, the repair process involves thoroughly drying the door (which can take weeks depending on the timber type and thickness), sanding back the swollen areas, sealing the timber properly, and re-hanging it in the frame. Sometimes the door needs to be planed down to fit the now-distorted frame.
Mould is one of the most persistent problems in flood-affected homes across Ballina and Lismore. Even homes that were cleaned thoroughly after the floods can develop mould around door frames months or years later because of moisture that was trapped inside walls and timber.
Mould around door frames isn't just unsightly - it can cause health issues and it indicates ongoing moisture problems that need addressing. Simply painting over mould doesn't fix the problem; it comes back worse because you've trapped the moisture underneath.
My approach: I remove the affected timber, treat the surrounding area, ensure proper ventilation is in place, and install new treated timber that resists mould growth. For minor cases, I can treat the mould in situ and seal the timber properly. I'll also check whether the moisture is coming from the original flood damage or from a new source like a leaking pipe or poor drainage.
Flooding doesn't just affect the doors themselves - it can undermine foundations and cause the entire house to shift slightly. This is particularly common in Lismore where many flood-affected homes are on older foundations. Even small shifts in the structure can throw door frames out of square, making doors bind, stick, or develop uneven gaps.
I regularly deal with doors that don't fit their frames properly because the house has moved. The fix might be as simple as rehinging the door in its new position, or it might require the frame to be packed or rebuilt to account for the structural change. I work with the building as it is now, not as it was before the flood, so the repairs actually work long-term.
Heritage and older homes have their own set of door challenges that need an experienced hand
Ballina and Lismore have a lot of homes built before building standards were standardised. That means you'll find doors that are taller, shorter, wider or narrower than modern standard sizes. You'll find odd frame depths, unusual hinge positions, and construction methods that don't match anything in a modern building manual. These quirks make door repairs more challenging because you can't just grab a standard door off the shelf at Bunnings and expect it to fit.
I'm experienced with older homes and I know how to work with non-standard sizes. I can modify standard doors to fit odd openings, source custom-sized doors when needed, and repair original doors that are worth keeping. Some of those old hardwood doors in the Lismore and Ballina area are better quality timber than anything you can buy new - they're worth repairing properly rather than replacing with something cheaper.
Older timber-framed homes on stumps move over time. The stumps settle unevenly, the timber frame flexes and shifts, and gradually your door frames go out of square. You'll notice it when doors start sticking at the top on one side but have a gap on the other, or when the latch no longer lines up with the strike plate. In Wollongbar and Alstonville, I see a lot of this because there are many older rural properties where the stumps have been slowly sinking for decades.
The key is working out whether the movement has stopped or is ongoing. If the house has finished settling, I can adjust the doors and frames to suit their new position. If it's still moving (which can happen with older stumps on clay soil), I'll fix the doors but also recommend getting the stumps looked at to prevent the problem recurring.
Older homes often have original hardware that's worn but still functional and aesthetically valuable. I can repair and service original hinges, latches, locks and handles rather than replacing them with modern equivalents that don't match the character of the home. When replacement is unavoidable, I can source period-appropriate hardware that suits the home's style. For heritage-listed properties in the Ballina and Lismore area, maintaining original door hardware isn't just about looks - it can be a requirement.
Keeping Lismore's businesses running with reliable door maintenance
The Lismore CBD has been through a lot in recent years, and many businesses are still dealing with the aftermath of flood damage to their premises. Commercial doors take a different kind of punishment compared to residential doors - they're opened and closed hundreds of times a day, they need to meet accessibility requirements, and they need to remain secure.
I handle a range of commercial door repairs in Lismore and Ballina including:
I understand that commercial repairs need to be done quickly, often outside business hours, and with minimum disruption. I can schedule work for early mornings, evenings, or weekends to suit your business operations. If you're a business owner in the Lismore CBD or Ballina commercial district dealing with door issues, give me a call and we'll work out a plan that suits your schedule.
Protecting your home with quality security doors fitted properly
A quality security door is one of the best investments you can make for your home's safety. I install hinged and sliding security screen doors across Ballina, Lismore, Alstonville and Lennox Head. I work with reputable brands and make sure every installation is done properly - that means the frame is square, the door sits flush, the locks engage smoothly, and the mesh is properly tensioned.
A poorly fitted security door is about as useful as a screen door on a submarine. I've seen plenty of cheap installations where the door rattles in the frame, the lock barely catches, or there are gaps around the edges. Getting it right from the start is worth the investment.
Existing security doors develop problems over time, especially in our coastal environment. Salt air corrodes hardware, the mesh can be damaged by impacts or forced entry attempts, and the constant opening and closing wears out hinges and locks.
Common security door repairs I do:
If your security door isn't working properly, don't wait. A security door that doesn't close or lock fully isn't providing any security at all. I can usually repair security doors on-site within a couple of hours.
Meeting your obligations as a landlord or property manager in Ballina and Lismore
Fire doors are a critical safety feature in many rental properties, particularly units, townhouses and commercial buildings across Ballina and Lismore. Under NSW building regulations, fire doors must be maintained in proper working order. If you're a landlord or property manager, ensuring your fire doors are compliant is both a legal obligation and a duty of care to your tenants.
I inspect and repair fire doors to ensure they meet compliance requirements. The key things I check and address include:
If you manage rental properties in Ballina, Lismore, Alstonville or Wollongbar and need fire doors checked, I can do a thorough inspection and carry out any necessary repairs. I'll provide documentation of the work done so you have records for your compliance files. Check out my property manager services for more information on how I work with landlords and agents.
Give me a call and tell me what's going on with your door. I can usually give you a rough idea of cost over the phone and book a time to come out for a proper assessment.
No obligation - just honest advice from someone who knows doors
Professional service with the personal touch of dealing directly with the tradesman doing the work
I don't just look at the door - I check the frame, the wall around it, the floor level, and the overall structure. Door problems are often symptoms of bigger issues, especially in flood-affected and older homes around Lismore and Ballina. Getting the diagnosis right is the first step to a lasting repair.
I'll tell you exactly what needs doing and what it'll cost before I start. No hidden charges, no surprise extras. If I find something unexpected during the repair, I'll stop and discuss it with you before doing any additional work.
I use properly treated timber, quality hardware, and materials suitable for our Northern Rivers conditions. There's no point doing a great repair with cheap materials - it won't last and you'll be calling someone again in twelve months.
I protect your floors and walls, clean up all my mess, and make sure everything is working perfectly before I leave. I treat your property with respect whether it's a mansion in Lennox Head or a cottage in Alstonville.
I cover Ballina, Lismore and all surrounding towns
I also service Byron Bay and Tweed Heads for door repairs. Give me a call if you're not sure whether I cover your area.
